Rent Collection & Accounting​

Rent collection is a crucial part of the real estate investment. It is the source of the property’s income and the life blood of the investment.

Our service includes:

  • Proper accounting of rental payments;

  • Setting up proper rent payment formats;

  • Preparation of Common Area Budgets;

  • Informing tenants of new rent amounts and insuring new rents are received;

  • Following up and implementing lease terms.

  • A monthly cash statement of income and expenditures is issued electronically along with bank statements.

  • Management of all related utility accounts and other routine expenses to the property.

Management of the Building

Communication is key in any relationship and we work with tenants to insure proper maintenance of all aspects of the building including maintenance of equipment.

Tenants have access to our 24 hour Emergency phone line in the event of any maintenance concerns.
Common Area cleaning and maintenance including snow removal is arranged internally.
Routine maintenance and repairs can be handled by on-site staff and trades people, or contracted out to suit your individual property needs.
Scheduling regular maintenance for equipment and infrastructure.

Screening & Evaluation

Prospective tenants will be personally interviewed and evaluated.

This means:

  • Identification is confirmed.

  • Credit references will be checked.

  • Financial details will be confirmed.

  • Viability and suitability of the business will be evaluated.

Full Service Commercial Leasing:

Link'D Property Team Inc. offers a proven standard lease for potential tenants. We charge 6% for management fees.

We will:

  • Enter into a standard listing contract for each lease space, detailing all terms, obligations, and requirements thereof.

  •  Determine the rental value of your property and your specific requirements, and shall advise of any changes in the market conditions that affect your property. This shall include an estimate of common area costs, net and gross areas, and field measurement of lease spaces, signage requirements, tenant improvement specifications, tenant improvement allowances and GST, and shall clearly indicate the Total Monthly Payments.

  • Prominently list the property for lease on behalf of the owner at the owners expense. We shall further advertise the space for lease in our general advertising program at no cost.

  • Place "For Lease" signage on the space/project.

  • Charge lease renewal commission of 2.5% of the lease value shall be earned for the negotiation of lease renewals with existing tenants.

  • Complete an occupancy inspection report on the property with the incoming tenant.
